Dublin developers take heed: an infill site beside Smithfield Square has been brought to market, offering what agents see as a clear opportunity to deliver apartment-led development in one of the capital’s most active urban quarters.

The site at 84 North King Street/North Brunswick Street is being launched by Hooke & MacDonald and occupies a dual-frontage position immediately adjacent to Smithfield Square.

Located within walking distance of Stoneybatter, TU Dublin Grangegorman and the Four Courts, it sits at the centre of a district that has seen sustained residential and mixed-use development over the past decade.

Public transport connectivity is a defining feature. The Luas Red Line, multiple Dublin Bus routes and cycle infrastructure are all within close reach, linking the location directly with Heuston Station, Connolly Station, O’Connell Street and the Docklands.

A previous planning permission granted for 30 apartments with ground-floor commercial space has since lapsed, but provide a planning precedent for redevelopment at scale.

In the context of evolving policy, the site may offer greater potential. Since the expiry of the earlier permission, both national and local frameworks have increasingly prioritised compact growth and higher-density residential delivery on well-located urban land.
