Prime Suburban Office Investment in Dublin 9

During 2025, Hooke & MacDonald and their joint agents Savills were pleased to have successfully handled the sale of a superb office investment at Swift Square, Northwood, Santry Demesne, Dublin 9.

Following a competitive public marketing campaign, the property attracted significant interest from investors, ultimately achieving a sale price of €30 million.

The investment, comprising two fully let office blocks (Block 1 and Block 2) of a total of approximately 157,853 sq ft with surface and basement car parking, was sold by private treaty on behalf of the Cosgrave Property Group following a public marketing campaign that concluded with a winning bid by purchaser Camgill Conway (advised by Colliers), following a call for best bids.

At the time of going to market the investment was fully let producing a total rent of c. €4.19 million per annum with a weighted average unexpired lease term of 3.1 years to break and 5.9 years to expiry. Block 2 is let to the ESB in its entirety while Block 1’s 10-strong tenant line-up includes BMW, Close Brothers, the National Standards Authority of Ireland (NSAI) and Affidea.

The property also had the benefit of full planning permission for the development of a scheme of 192 predominantly two-bedroom apartments designed by McCrossan O’Rourke Manning, to be located on the existing surface car park.

Situated in Northwood Campus, a mature parkland environment comprising over 220 acres, incorporating office, medical, residential, hospitality & retail accommodation alongside a 90-acre public park, the property offers a prime location for both national and international occupiers, with Dublin airport ideally located only 1 kilometre away and both the M50 and M1 motorways within easy reach.
